1. B&B Al Vicolo dei Pescatori Beautiful 3 bedroom B&B run by Federico on the lake front, right in front of the world's best sunset. Rooms accessed by stone steps, but on the flat lake promenade below the old town so less of a hike on the cobbles that others. No parking, use 'Paid-For Parking' marked on map.

2. B&B Domus Amazing location in the picturesque main square of the old town. 3 bedrooms are currently being renovated (Charlotte will be able to take a look at the rooms in late January to confirm whether they are all still brightly coloured!) Run by Veronica who speaks very good English, accessed by stone steps, and two rooms share a bathroom. No parking, use 'Paid-For Parking' marked on map.

3. B&B La Dimora di Checchino 3 bedrooms with great rooftop terrace in the heart of the old town run by Paola who lives there with her young family. B & C stay here whenever in town! 2 double bedrooms with en-suite bathrooms and 1 double bedroom with external private bathroom. Stone steps up to the rooms and a short climb through the old town. No parking, use 'Paid-For Parking' marked on map.

4. Hotel Da Vittorio 11 basic double rooms run by Antonio with a communal terrace that looks over the lake. Lift access to rooms. Great location behind the potential venue for our Sunset Spritz, and a 10 minute walk along the lake into the Old Town. Parking available to guests.

5. B&B Fiore di Lago Nice 3 bedrooms with en-suite bathrooms off a communal breakfast area on the top floor of a large house on a road that runs parallel to the lake front. Some rooms have balconies overlooking the garden. Each room is themed to match plants in the garden. Run by Enrico who owns a large dog and lives in the ground floor rooms below. Accessed via stone steps, you will be able to park in the property or just outside it.

6. B&B La Cannella Basic 3 bedroom B&B on the third floor of an apartment block, about 150m from the lakefront and the venue for our Saturday drinks, and a 10 minute walk along the lake into the old town. Run by Stefano, one bedroom has an en suite bathroom (€65), the other two rooms share a bathroom (booked).

TREVIGNANO ROMANO

Don't forget to read about Trevignano here. If totally into Trevignano and the options below are fully booked, do browse AirBnB. Top tip? Book somewhere that is within the area shown on the map below, on Via della Rena (lakeside) or Via Mosca to avoid a longer walk to the bus.

7. Recostano Residence 15 very nice double bedrooms, some with balconies overlooking the lake. Marcello runs this residence complete with indoor pool, spa, as well as hair and make up salon. All rooms come equipped with a mini kitchen and basics in the room for a light breakfast. No lift access, rooms accessed by stone steps. Private parking, 5 minute walk to the lake promendade and 20 minutes along the full stretch of the promenade to our lunch on Monday.

8. Casa per Ferie Sacro Cuore Franco has 9 basic rooms on the corner of Trevignano old town, sleeping up to 5 people in a room if needed (!) Rooms are therefore priced by size, not by people in them. Rooms can be accessed via a lift, and there is private parking. B & C will visit these in late January to find out more and see the rooms in person. More info to come, but a great position!

9. Borgo Vistalago 11 beautiful individual suites dotted along the lakeside and old town ranging from a family room that sleeps 4 through to a double bedroom built into the rock on the ground floor of  the old town. You'll find a smiling owner Guendaline and Fabiana on reception speaks excellent English, do chat through with her which room might be suitable, some have lots of steps! All rooms here are 15% off when you book a non-refundable room.

10. B&B Raggio di Sole 4 nice bedrooms with en-suite bathrooms, some with balconies, right in the thick of it on the main road set back from the lake with all the amenities. 10 minute walk to the lake and old town. Another colourful theme-per-room hotel which seems to be a bit of a trade mark of the lake!

11. B&B Vigna Rosa Lovely house on the hill just a 15 minute walk to the old town and lake. Federica hosts two double bedrooms that share a bathroom accessed by stairs, and a third groundfloor room with a private bathroom on the garden. Breakfast can be served on the large panoramic terrace. Private parking available.

12. Skipper White Guest House 4 double groundfloor bedrooms with en-suite bathrooms in this clean and fun guest house run by Erica, right by the lake and next door to our Monday lunch event. A favourite of both the Tansey and Moss families! There is also a bar where you can sit out with a Spritz looking at the lake.

13. I Due Laghi 5 minutes drive from the old town of Anguillara Sabazia, this country house-style 26 room hotel has a restaurant, pool, bar and equestrian centre. Old Matteo speaks English, and young Matteo is behind reception. Good walks to smaller Lago Martignano and very comfortably sized rooms. This will be on the bus route for all 3 events over the weekend. Good for large groups. Ground floor rooms available. Plenty of parking. Breakfast included in the price.

14. Eco-Hotel Il Casale 10 minute drive and equidistant from both towns, 24 mini villas sleeping up to 4 people, over the road from delicious lakeside restaurant Aquarella. Large pool and sunbathing area, and a calcetto pitch! One suite (€200 p/night) has an epic jacuzzi. Plenty of parking, including outside your villa. This will be on the bus route for all 3 events. Camping Smeraldo There are various camping sites for the hardy wanting to brave a tent in the July heat. This camp site is near Il Casale so that you can join the bus to events from that hotel.
